You'll see two kinds in real estate: tool watermarks, which free video apps add to promote themselves, and brand watermarks, which agents or photographers add to identify and protect their work. Watermarks matter most in two situations.
The MLS. Most MLSs require listing media to be unbranded, and a watermark counts as branding, whether it's your logo, your brokerage's or the video tool's. Videos with watermarks can be rejected or removed.
Free plans. Many video tools add their own watermark on free tiers. That's fine for testing, but it looks unprofessional on a live listing and can't go on the MLS.
When a watermark does make sense
- Photographers and media companies protecting preview files before payment.
- Agents adding a subtle logo to branded social videos.
- Labels required by rules, like "Virtually staged," which look like a watermark but are a disclosure, not branding.
Keep brand watermarks small, consistent and clear of the property itself.
