Nicholas Yale has sold Phoenix real estate since 1998. He built Brokers Hub Realty on a simple standard: every agent in the firm is a licensed broker. His own realty business runs 40 to 50 listings a year.
Video mattered for every one of them, and every one of them cost him. “We had a photographer that would do photos, but getting that photographer to do video is more expensive,” Nick says. “And it often didn't highlight what we wanted it to highlight.”
Virtual staging was its own bill on top. “On average, I was spending $600 to $800 per listing on digital staging of a property.” Across 40 to 50 listings a year, the marketing costs stacked up, and he still didn't fully control the result.
The strategy

The impact
The $2 million listing is the story Nick tells. A seller whose home had expired with a previous agent called him. Nick pulled the old listing photos, dropped them into AutoReel, added the move-in, move-out effect, and sent the seller a finished video. “I was like, this is what I can do for you. This was like three minutes after they called me.” The seller's reply won him the listing on the spot.
