Most of the industry uses the two terms interchangeably. Some providers use "digital staging" more broadly, to include related edits such as decluttering, removing existing furniture, virtual renovation previews and other photo enhancements.
When you compare services, check exactly what's included rather than relying on the name.
Home staging vs. virtual staging vs. digital staging
- Home staging (physical staging) uses real furniture in the actual home.
- Virtual staging adds furniture to the photos digitally.
- Digital staging usually means the same thing as virtual staging, sometimes with extra digital edits included.
Why agents use it
- Vacant homes look larger and more inviting with furniture.
- It costs much less than physical staging.
- It's fast, especially with AI.
- You can show different styles or room uses, like a home office versus a guest bedroom.
The rules that apply: digitally staged photos are altered images, so they need clear labels, and many MLSs, along with laws like California's AB 723, require disclosure and access to the original photo. Staging should add furniture, never hide defects or change permanent features.
