Virtual renovation

Definition

Virtual renovation is digitally changing permanent features in a listing photo to show what a property could look like after updates.

That might mean new flooring, painted cabinets, a modern kitchen, updated bathrooms, a different paint color or a refreshed exterior. Virtual staging adds furniture.

Virtual renovation changes the house itself. Agents use it for fixer-uppers, dated homes and properties where buyers struggle to see the potential. Showing a 1980s kitchen next to a renovated version helps buyers understand what's possible and what they'd be working toward.

Virtual renovation vs. virtual staging

  • Staging adds movable items like furniture, rugs and decor. The room itself doesn't change.
  • Renovation alters fixed features such as floors, walls, cabinets, countertops, fixtures and exteriors. Because renovation changes the property, it carries more risk when it isn't presented clearly.

How to use it responsibly

  • Always show the before and after together, ideally side by side.
  • Label renovated images clearly, for example "Virtual renovation: proposed updates, not current condition."
  • Never use a renovated image on its own as the main listing photo.
  • Keep the concept realistic for the home and the likely budget.
  • Follow your MLS rules. Many restrict altered images or require labels, and California's AB 723 requires disclosure and access to the original.

Before-and-after formats work especially well in videos and reels. A slow reveal from the current room to the renovated concept grabs attention, as long as the label stays on screen.
