Housefishing

Definition

Housefishing is a term for listing photos or videos that make a home look much better than it really is, so buyers feel misled when they visit.

It's a play on "catfishing," where someone uses a misleading online profile, and it spread through real estate news in 2026 as AI photo editing became common. Housefishing didn't start with AI.

Ultra-wide lenses, heavy HDR and selective cropping have long made small rooms look big. But AI made it faster and more convincing. In a few clicks, anyone can green a dead lawn, swap a gray sky for a sunset, replace dated cabinets or remove the power lines out front.

Buyers who drive across town and find a different house tend to remember it.

Common examples

  • Virtually staged rooms with no label.
  • Edited views that hide a neighboring building or a busy road.
  • Renovations shown as if they already exist.
  • AI-generated details, like an extra window, that aren't real.
  • Distorted wide angles that exaggerate room size.

Regulators and industry groups are responding. California's AB 723 requires disclosure of digitally altered images in real estate advertising from January 1, 2026, Wisconsin's Act 69 follows in 2027, and NAR's Code of Ethics already requires a true picture in advertising.

Zillow has said it supports disclosing AI alterations and showing the original alongside the edited photo where possible.

How to market well without housefishing

  • Enhance the presentation, not the property. Better light, staging and motion are fine. Changing what's physically there is not.
  • Label every staged or altered image, in photos and in videos.
  • Show originals where required.
  • Check AI output for invented details before posting.

The best defense is simple: if the home looks the same in person as it does online, nobody feels fished.
