On social platforms people decide almost instantly whether to stop or scroll, so the opening matters more than anything else in the video.
Hooks that work for real estate
- The best visual first: the view, the pool or the dramatic kitchen, not the front door.
- A surprising fact on screen, like "This $400K home has a rooftop deck."
- A question, such as "Would you live here for under $2,000 a month?"
- A reveal: an empty room filling with furniture, day turning to dusk or a fast push through the entry.
- Location as the hook: "Five minutes from the beach."
- Price as the hook, where appropriate.
What kills a hook
- A logo or title card as the first frame.
- A slow establishing shot of the street.
- Opening with "Hi, I'm…" before giving viewers a reason to stay.
- Text that's too small, or covered by the platform's buttons.
Pair the visual hook with on-screen text, since many people watch muted. Then keep the momentum going with movement and quick cuts, and save the branding for the end. Test different hooks on similar listings and compare retention in your analytics.
