It fills a phone screen held upright, which is why it's the native format for Instagram Reels and Stories, TikTok, YouTube Shorts and Facebook Reels. For real estate marketing, vertical has gone from optional to the default on social media.

Most people browse on their phones without rotating them, so a horizontal video shows up small with empty space around it, while a vertical one takes over the screen.

Where to use vertical vs. horizontal

  • Vertical (9:16): Reels, TikTok, Shorts, Stories and most social ads.
  • Horizontal (16:9): the MLS, YouTube, your website, the Facebook feed and LinkedIn.
  • Square or 4:5: some feed posts and carousel ads.

Most agents now make both versions of every listing video.

Tips for good vertical real estate video

  • Keep key details in the center of the frame, since platform buttons and captions cover the edges and the bottom.
  • Choose photos where the subject still works when cropped tall, like doorways, staircases, kitchen islands or the front of the home.
  • Put text on screen, because many people watch muted.
  • Keep it moving and keep it short.
  • If you're filming, hold the phone upright from the start rather than cropping later.

Interiors photographed horizontally can still make strong vertical video. A crop centered on the room's main feature, combined with camera motion, keeps it from feeling cramped.
